Garage door and opener repair in the Houston area
Garage door and opener repair across the Houston area, sorted by what broke. In the state’s coastal windstorm area a new door needs an inspection to keep a home eligible for TWIA; elsewhere there is none. Each town page says which applies.

What broke?
Springs and cables carry the door's weight under tension, and federal rules require every residential opener's manual to say that repairs to them belong to a qualified service person. Sensors, batteries and a lock switch are yours to check.

Inside or outside the windstorm line
The Houston area is split by a line most homeowners never think about until a door has to be replaced. On the coastal side, the Texas Department of Insurance treats the land as a designated catastrophe area: most homes need a certificate of compliance to buy a policy from the Texas Windstorm Insurance Association, and TWIA names garage doors among the improvements that need to be certified. A new door put in without the windstorm inspection may leave the home ineligible.
Three counties near Houston are on the coastal side: Brazoria, Galveston and Chambers. In Harris County the line runs along State Highway 146: the City of Morgan's Point and the parts of La Porte, Pasadena, Seabrook and Shoreacres east of the highway are in. Everywhere else in Harris, Fort Bend and Montgomery counties, a replacement door needs no windstorm certificate.
What the data says about Houston garages
places on this site where half the housing was built before 1993, the year the federal rule began requiring a second, external protection on openers, usually photo-eye sensors. An opener as old as the house may predate it.
the range of median construction years, from Galena Park, South Houston and Aldine at the older end to Fulshear, Iowa Colony and Manvel at the newer end.
a year with a low at or below 32°F at the NOAA station nearest each place, 9 at the middle of the list; Conroe sees the most. A door held by ice is rare here, but not unheard of.
of occupied homes in the metro area are in a homeowners association, and about 64% are single-family homes with a garage or carport. If you have an HOA, check its rules on door styles before ordering.

Check it yourself, or call?
- Silent opener: check the breaker, the ceiling outlet, the remote battery and the lock switch on the wall control. Power on and still silent is a call.
- Door goes back up: clear the path between the two sensors near the floor, wipe the lenses, line them up. Still reversing with steady sensor lights is a call.
- A bang and a door that barely rises: a broken spring. Leave it alone and keep clear of the door.
- A crooked door, a loose cable, rollers out of the track: keep the opener off. The parts are under spring tension.
- Fails the monthly 2-by-4 test: disconnect the opener, with the door closed and the springs whole, until it is adjusted, repaired or replaced.
The dividing line comes from the federal text printed in every residential opener's manual: "Have a qualified service person make repairs to cables, spring assemblies and other hardware."
Hiring in Texas
We did not find a separate Texas state license for garage door work, and the Texas Department of Licensing and Regulation lists no such category. That is not the same as "no license needed": cities may require registration or permits, and electricians are licensed separately by the state.
What always applies is proof of insurance. The Federal Trade Commission's advice is to "consider only contractors who are licensed and insured" and to "ask the contractor for proof of insurance", and it warns that "scammers ask you to pay for everything up front or only accept cash."
If a repair visit turns into the sale of a new door or opener in your home, for household use, the FTC's Cooling-Off Rule can give you three business days to cancel. Before you call
Questions asked first in Houston
Is my address in the windstorm area?
If it is in Brazoria, Galveston or Chambers County, yes. In Harris County, only Morgan's Point and the parts of La Porte, Pasadena, Seabrook and Shoreacres east of State Highway 146. Each town page on this site says where that town stands.
Does my HOA have a say in a new door?
This site does not know your association's rules. About half of occupied homes in the metro area are in one, so it is worth checking the rules on door style and color before anything is ordered.
Why is there no price here?
A garage door price depends on what the technician finds: the springs, how many are replaced, the weight of the door, the cables, rollers and opener. It is named after the door has been seen, not over the phone.
Who answers the call?
An independent garage door provider in your area, or a company that schedules appointments for providers. This site does not do repairs; it is paid when a call qualifies. How this site is paid
Does the line take businesses and renters?
Yes: doors at homes and at commercial buildings, for owners and renters. Not doors on box trucks or trailers, and not calls to buy parts.
What if my town is not listed?
The number works across the Houston area; calls go to a provider in the caller's area where one takes part. The 48 pages here cover the larger towns and communities, not every address.

What you will be asked
- What stopped working, in one sentence.
- The door: panels or one piece, one car or two, and roughly how old.
- The springs: a coil above the door or springs beside the tracks, and whether one shows a gap.
- The brand on the opener’s motor housing, and about how old it is.
- Whether the door is up or down now, and whether a car is inside.
The line takes repair, replacement and installation of garage doors and openers, for owners and renters, at homes and at commercial buildings. It is not for buying parts, doors on box trucks and trailers, or a price quoted over the phone without a visit. The price is named after someone has seen the door.
